People tell you it is not a bad thing to do. The high is just mild enough to keep you sane, but it makes life a little exciting. And of course, it’s legal! (Or at least, in most places it is.) You reap the benefits after the first time, so you keep doing it. After a while, you may even start to get ...bored. Now, you’re ready for MORE.

What are we talking about?

Residential Realtors selling fourplexes, of course! 

We have seen it happen so many times: Fourplexes are the gateway drug of commercial real estate. 

The process is different than selling a house; exciting and new. No typical residential deal here! Perhaps commissions look better, perhaps the challenge is addicting, perhaps it does not seem so unreasonable to move into larger multi-family properties. From there, your father-in-law asks you to help him sell his accounting office. Or you feel like giving it a spin when your cousin says she’s looking for a retail space in a strip mall. After a fourplex, it seems like everything is doable.

Despite how tempting it is to make that jump into commercial real estate as a residential realtor - buying, selling and leasing commercial real estate is a different beast than selling homes.  It only starts with venturing away from your old friend the MLS.  An agent needs to have training or mentoring to navigate everything from the search to the market, to the negotiations.  A wrong move and they could get burned and they will certainly let their customer down.

It can sometimes feel like the sky is falling.  Now, not to say it is not a big deal to find just the right industrial building to invest in, but it is often more of a rational business decision based on very practical criteria and maybe less on how it “makes us feel”. 

Commercial Real Estate is quite diverse in the “why” department.  They “why” might be making a person’s business successful in a great retail location; it might be just finding an investment that produces income and provides for long term appreciation. 

Now, almost 19 years later, Susan McCall has honed her skills in every Commercial discipline (a “Generalist”), so she might help a restaurant owner find a space in the morning and list a multi-family apartment building for sale in the afternoon.  This took years of learning and experience.  It also took some luck in that she had a mentor that was able to help her with the transition.  It took passion and determination to fearlessly navigate through the complexities of a larger market.  But it just started with the first step.
